How much is my land worth?

What we do...

One of the first questions we are always asked is the age-old question of ‘how much is my land worth with planning permission’. Working with a Promotion Partner is key to unlocking the potential value uplift that can be enjoyed when a successful planning consent has been achieved. As many landowners have experienced over the years, there is a big difference between simply achieving a consent versus achieving a consent that ensures land values are maximised. We also act as the intermediary between the landowner and the developer to ensure the process is operating effectively and in line with the agreed outcomes.

Our process is very simple and typically is along the following steps:

  1. Free initial appraisal to determine what development potential exists with your land.

  2. Proposal submitted which outlines the plan of action and likely timescales to obtain planning consent.
     

  3. If under a Promotion Agreement, a % of open market value is agreed, along with the likely planning budget.
     

  4. If under an Option Agreement, a fixed price is agreed for which the landowner will be guaranteed upon the result of planning being granted.
     

  5. Heads of Terms are produced to outline the verbal agreement between both parties, which will form the basis of the legal contract.
     

  6. Lawyers are instructed and the appropriate (Promotion or Option) agreement is produced.
     

  7. Confirm planning strategy to the landowner outlining plan for how the site will be developed including the number of units that is expected to be achieved
